SCENARIO: The buyer, a private family-owned real estate investment group with 30+ local industrial assets and a desire to continue growing their portfolio, was under the gun with a 1031 exchange requirement.

PLAN OF ACTION: Secure additional assets in a prime North Dallas location, where supply is at historic lows.

On all three occasions, Stoic Real Estate Partners, with their local presence and relationships, was able to successfully identify and secure off-market opportunities for Champions Management, totaling six properties and in excess of $30 million.

SCENARIO: A prominent property in North Dallas, on Midway Road near Addison Airport, was occupied by Xtreme Collision for 20+ years. In an effort to optimize space efficiency for their well known auto collision business, the need arose to sell the property. Transacting with a purchaser who would allow a short-term leaseback was crucial, as well as a purchaser who was well-capitalized to perform the needed interior upgrades to the property.

PLAN OF ACTION: To identify the ideal purchaser that would allow Xtreme Collision ample time to perform a proper relocation, while still paying a “market price” for a property that needed significant capital in order to modernize the property.

PROVEN RESULT: Xtreme Collision hired Stoic Real Estate Partners due to their expertise, and wide-reach in the market. Stoic Real Estate Partners was able to secure a buyer for Xtreme Collision who checked all of the boxes, including the price needed in order to sell.

Given the nature of the business, it was critical to locate space that would allow for an outside storage component as well as a large warehouse footprint. Such space was in very high in demand, with low supply nationwide.
